How to Repair Water-Damaged Drywall (Fix the Source First)

Quick answer: Repairing water-damaged drywall takes four stages: fix the water source, let the wall dry fully (3-5 days minimum, longer if framing was saturated), cut out soft or swollen sections, then patch with new drywall using a backer-strip method and two coats of joint compound. Skip the dry-out and the new drywall swells too. Skip the source fix and the whole cycle repeats in six months.
Water-damaged drywall looks like a material problem. The brown stain, the sag, the soft spot you notice when you press on it. The fix is cutting that out and putting in new drywall, which takes a few hours. What determines whether that fix actually holds is everything you do before touching the wall.
I’ve patched water-damaged drywall after a slow roof drip, after an upstairs toilet supply line let loose overnight, and after a window seal failed and let water creep into the wall cavity for probably two years before anyone noticed. Each one was a different sequence problem. The patch itself is standard drywall work. Getting the conditions right for the patch is what changes by situation.

Optional but useful: a moisture meter ($20-40 at any hardware store). It removes the guesswork from the dry-out stage.
Step 1: Find and Fix the Water Source
Patching before the source is fixed is how you end up doing the same repair twice, sometimes in the same season.
The source isn’t always obvious. A brown stain on a wall below a bathroom usually points to a plumbing drip, but the drip might be from a supply line, a drain connection, or a wax ring gone soft under the toilet. Water travels before it stops. The visible damage can be a foot or more from where it actually entered the wall.
Work backward from the stain. Ceiling damage: check for roof flashing issues, gutters packed solid, or HVAC condensate pans that overflow. Wall damage near a window: look at the exterior caulk and the window flashing. Plumbing-adjacent stains: usually a slow drip at a fitting, a pinhole in copper, or a supply line that’s been weeping for months.
Until you’ve traced the source and corrected it, don’t patch anything. This is still a plumbing or building-envelope problem. The drywall comes later.
Step 2: Dry Out the Wall
Once the source is fixed, the wall needs to dry completely before you touch it. This is the stage most people skip, and it’s the one that determines whether the repair lasts.
For a small drip caught quickly, three to five days with good airflow is often enough. A box fan aimed directly at the damaged section helps. A dehumidifier in the room helps more. For anything with saturated framing, two weeks is not unusual.
If you have a moisture meter, wood framing should read below 15% before you close the wall. The USDA Forest Products Laboratory documents that framing lumber in service settles to equilibrium moisture content between 6-14% depending on climate. Anything above 19% is considered wet and should not be enclosed.
If you don’t have a meter, a simple field check: press firmly on the framing with your thumb. Dry wood doesn’t give. Wet wood has a slight softness. You can also drill a small pilot hole into the stud and check whether the shavings come out cool and damp. Dry shavings are room temperature and crumble fine.
Closing a wet wall creates a mold problem on top of the repair problem. Give it the time.
Step 3: Cut Out the Damaged Section
Once the wall is dry, everything soft, swollen, or crumbly has to come out. Water-damaged drywall does not get better on its own. It holds residual moisture, loses structural integrity, and becomes a mold substrate if you leave it in place.
Use a stud finder to locate the framing on both sides of the damage. Mark your cut lines at the center of the nearest studs on each side so the replacement piece has solid framing to screw into. For ceiling damage, mark to the nearest joists.
Cut with a drywall saw or a utility knife scored and snapped. If the damage extends into the framing cavity, check the insulation too. Fiberglass batt that got wet should be bagged and replaced. It dries poorly, holds odor, and loses R-value. Foam insulation handles moisture better, but if it’s compressed or saturated at the edges, it goes too.
Step 4: Check Inside the Cavity
With the drywall removed, look at the framing, insulation, and any plumbing or mechanical components in the cavity.
If you see black mold growth on the framing, the repair scope has changed. The EPA recommends professional remediation for mold covering more than 10 square feet. Smaller spots can be treated with a stiff brush and a fungicidal wood cleaner, then sealed with a mold-blocking primer before closing the wall. Wear an N95 respirator. Mold spores aerosolize when disturbed and you don’t want that in your lungs.

Step 5: Install the Patch
Cut a replacement piece of drywall to fit the opening. For openings that don’t have stud support on both edges, install backer strips. Cut two pieces of 1x4 lumber a few inches longer than the opening height. Slip them inside the wall cavity on each side of the opening, hold them tight against the back face of the existing drywall, and drive screws through the existing drywall into the backers to anchor them. Then screw the patch into the backers at 8-inch intervals.

Step 6: Tape, Mud, and Finish
Standard drywall finishing from here. Apply joint compound with a 6-inch knife, embed mesh or paper tape over every seam while the mud is wet, and scrape off the excess. Let it dry 24 hours. Second coat: switch to a 10-inch knife and feather the compound 4-6 inches past the tape on each side. Sand lightly when dry.

One note on primer that trips people up: if the water staining was significant, use shellac-based stain-blocking primer over the repaired area before painting. Standard latex primer will not fully stop water tannins from migrating through the topcoat. The brown comes back within a few months, lighter but visible, and you end up priming and painting again. Zinsser BIN or Kilz Restoration are the ones worth buying; the cheap store-brand version does not perform the same.

Common Mistakes
Patching too soon. The most common failure mode. Dry times feel excessive when the wall looks okay to the eye. Trust the moisture meter or the two-week rule for anything where the framing was saturated.
Cutting too small. Irregular patches are harder to finish invisibly than clean square cuts that hit stud centers. A slightly larger cutout that lands on solid framing makes the entire tape-and-mud stage easier.
Using latex primer over water stains. The stain comes back through the paint within a few months. Shellac-based primer is the right tool.
Ignoring the insulation. Wet fiberglass batt dries slowly and holds odor. If the insulation got wet, replace it while the wall is open. The cost is minor and the benefit is real.
Missing a second moisture source. If the stain reappears after the repair, the original source wasn’t the only one. A window can have both a flashing failure and a failed sill seal. Trace again.

Call a licensed contractor or restoration company when:
- Mold covers more than 10 square feet (the EPA’s threshold for professional remediation)
- The framing behind the drywall is soft, punky, or shows visible rot (a structural concern, not cosmetic)
